OUR CONCEPT
IC Funding Financial Corporation is an independent Lender
Correspondent with approved CMHC status. As a financial intermediary,
we originate and underwrite for numerous Life Insurance Companies, Pension
Funds, Private Trusts and Banks, providing our clients a bridge to some
of the largest institutional mortgage investors in Canada. This ensures
our clients receive the best mortgage financing program available in the
market place.
By understanding your most important financing
priorities, and through a wide variety of institutional capital sources,
we are able to deliver a client oriented mortgage commitment to guarantee
that you receive "the right deal... every time".
Clients engage IC Funding to:
- assume responsibility for all aspects of the capital procurement process
- structure a successful capital program to best meet identified financing
goals
- source the most appropriate capital for your project, ensuring a preferred
loan amount, interest rate, terms and conditions
- advocate your financing request and completely manage the application
process, including, loan negotiations, coordination of the approval,
issuance of the commitment, legal instructions, all the way through
to the advance of funds.
OUR EXPERTISE
We have spent a career connecting key decision-makers in
the lending industry with institutional quality real estate projects to
produce the right capital structure for each transaction. We have long-standing,
proven relationships with a wide variety of institutional capital sources.
This is strongly supported by a very close relationship with Canada Mortgage
and Housing Corporation. As a result, we understand the subtle nuances
in current lender attitudes, availability of capital and the ever changing
underwriting guidelines that need to be met and taken into account at
each important step of the process, to ensure your approval moves forward
efficiently to the advance of funds.
Over the past 4 years, we have provided clients across Ontario,
a "bridge" to more than $1 billion in mortgage commitments,
structured to satisfy their project financing requirements. From apartments
to long term care/retirement facilities, industrial and commercial transactions,
commitments have ranged in size from $1 to $60 million.
Whether your financing goals are best satisfied through
a conventional financing structure or a CMHC insured loan; a short-term
floating rate through to permanent fixed rate terms from 5 to 20 years;
our clients are guaranteed the best mortgage financing, structured to
satisfy specific project goals.
An authorized CMHC Lender Correspondent
Getting to the right deal often is not about finding a lender
to "fund" your project, but rather who you engage to manage
the CMHC application process. As a CMHC approved Lender Correspondent,
we are able to make direct submissions to CMHC, providing our clients
with an "independent", CMHC approval. This
ensures your competitive advantage, whether sourcing new capital or negotiating
a renewal with your existing Lender.
We have daily interaction with CMHC on behalf of our clients
and as a result, are kept current with CMHC underwriting guidelines, premium
and application fee revisions to ensure that your application is not only
complete, but receives the most expedient approval process. A negotiated,
independent CMHC approval, with the best loan amount / CMHC Insurance
premium structure, will result in the best lender mortgage commitment
available in the market place.
Our promise:
Clients can expect:
- Simultaneous access to numerous institutional lenders to expedite
a successful capital procurement process at the
same or lesser cost than would be found with your current financial
institution, but with better interest rates, terms and conditions,
and less frustration.
- Instant credibility and a timely response from CMHC
and our Lenders due to long-standing relationships and a complete understanding
of their underwriting guidelines.
- An independent CMHC Certificate of Insurance provides you with flexibility
in choosing the lender that best meets your set of project financing
objectives.
- A client-oriented financing structure to ensure your mortgage commitment
is tailored to satisfy your requirements,
- Honesty, integrity, creativity, experience and performance.all combined
with the tenacity to deliver a commitment, structured for your success.
What can our clients expect: "the right deal --- every time".
